How foreign buyers find a development online

Published 6 Oct 2026 · ProMLS Realty

A development in Puerto Vallarta sells to people who often live somewhere else. Search data shows who looks, and how.

Where the searches come from

Share of Google clicks to Condos Vallarta by country:

  • Mexico: 41%
  • United States: 37%
  • Canada: 18%

Search Console shows where the search happened, not the nationality of the buyer. Even so, it is clear that a large part of the interest comes from outside Mexico.

Mobile first

57% of the clicks came from phones, and pages rank better there: average position 9.5 on mobile against 28.9 on desktop. Review your development page on a phone before anything else.

What helps a buyer who does not live in Mexico

  • Both languages, with matching versions of every page.
  • Prices in a familiar currency. Condos Vallarta shows USD, CAD, EUR, CNY and MXN.
  • Answers to the questions they ask first: can foreigners own property, what is a fideicomiso, what are the closing costs and the taxes. Our rental tax guide is one of the most seen pages of the site.
  • A contact channel they already use, with an international number and a message ready to send.
  • Fast pages on mobile, with real photos and the price visible.

A simple checklist

  1. Does your development page read well in English and in Spanish?
  2. Can a buyer see price, size and location without scrolling on a phone?
  3. Is there a guide or FAQ that answers ownership and taxes?
  4. Can they reach you in one tap?
